The brief

Following a lease expiry within Sherborne House, the building’s landlord UK Properties Specialist Ltd (UKPS) took the decision to have the reception, first floor and part-basement refurbished. Working with project manager Colliers International UK, services consultants FHP, and quantity surveyors Bigham Anderson Partnership, we were tasked with updating the vacated areas of the building so it would be a more appealing opportunity for prospective tenants.

This was to be the first phase of a building-wide refurbishment which will be carried out across the other floors within the seven-storey property over the next three to four years.


Our solution

Sherborne House consists of three buildings which have been stitched together. Handed to Area with a legacy of old building services systems that hadn’t been maintained well, we carried out extensive building surveys in order to understand the building before undertaking the refurbishment.

Wanting to maximise the kerb appeal for the building, the Cat A refurbishment of the reception area has regenerated its vision. The existing entrance which was tired and dated back to the 1990s, was brought up-to-date with the installation of a new shopfront entrance glazing, new doors and a zinc-clad canopy. The reception was re-orientated to create a more usable space and includes some visually striking design features including a series of zinc panels, which have been divided by LED strip lights. In addition, a main feature wall has been constructed with oak timber slats and a cantilevered illuminated bench seat. Due to the building being occupied on other floors, the reception was refurbished with a phased project programme minimising the disruption to tenants.

Setting the benchmark for the rest of the building, the vacant first floor was refurbished to a high Cat A standard to ensure it was attractive to potential tenants and to improve the landlord’s rental income. Works included installing a new air handling plant for that specific floor, which required a road closure and crane lift on Cannon Street. The overall project received an EPC rating B.

Project insight

A significant project challenge was the impact the existing high windows to the rear of the building had on light levels. To address this, LED light panels were installed below the windows to accentuate the proportions of the existing windows, and this in turn has given the impression of increased light into the space.
