AEW - Maidenhead

The brief

Real estate investment management firm AEW UK acquired Geoffrey House, a dysfunctional and dated 1980s development located on Vanwall Business Park, which was in need of major refurbishment. 

Before Geoffrey House was put on the market, the building required an extensive Cat A fit-out, which would enhance its appeal and identity, optimise the utilisation of office space and update services to modern standards. In order to meet AEW’s brief, we worked with a professional team, including Architect Spratley Studios, Project Manager Workman LLP, Services Consultant WPP and Cost Consultant Sweett Group. Area were appointed to develop the design and deliver the project on a detail and build basis.


Our solution

Geoffrey House has been revolutionised into what is now known as Centris - one of the Thames Valley’s finest new selfcontained office developments. The inspiring Grade A building is situated across two-storeys and boasts an impressive double height reception, extended mezzanine area and 29,000 sq ft of office space. 

Working with Spratley Studios, we delivered the Cat A works, which included constructing a new space efficient central WC core, new curtain walls and entrance screens to the exterior, and structural alterations to the roof. Internal scope of works included the fit-out of a new remodelled reception area that included a, new passenger lift and shaft, staircase and balustrading. To improve the net internal area, WC and shower provisions were relocated from two separate blocks at either end of the building to one facility situated within the building’s core and fitted with all new services. 

Mechanical systems were brought up to date with the installation of a new VRV/VRF air conditioning system, Building Management System and Domestic Water Services. Furthermore, electrical systems were replaced with new power supplies, sub mains cabling, a main LV panel, and lighting. Fire and safety systems were also installed. 

Externally, the building’s appearance has been updated and modernised by replacing the perimeter curtain walling, exchanging the existing façade for new full height glazing, and carrying out extensive landscaping work. 

The Centris building now complies with current sustainability standards and has been awarded a BREEAM ‘Very Good’ rating and an EPC rating of 'B'

Project insight

We collaborated closely with the professional team and sub-contractors to ensure the project was delivered on time and to an excellent standard.   Working on an exposed building throughout a project programme extending over the winter months made the replacement of curtain walling a particular challenge.  To overcome this, we worked with specialist sub-contractors, including cladding consultants CladTech and curtain walling experts Structura to carry out the required on-site tests and procedures to ensure it was installed correctly.
